Perimeter Drain Problems in Burnaby: Why Your Basement Leaks When It Rains

Written by

in

If your Burnaby basement gets damp along the bottom of the walls every rainy season, or water seeps in at the floor-wall joint after a heavy downpour, the culprit is often a failing perimeter drain. Many Burnaby homes, especially those built from the 1950s through the 1980s, still rely on original drain tile that’s been slowly filling with roots and silt for decades.

What Is a Perimeter Drain?

A perimeter drain (also called drain tile or a footing drain) is a perforated pipe that runs around the outside of your foundation at footing level. It collects groundwater and carries it away, usually to the municipal storm system or a sump, before it can build up against your basement walls. In a city that gets as much rain as Burnaby, it’s one of the most important parts of the house.

Signs Your Perimeter Drain Is Failing

  • Damp or wet patches at the base of basement walls after rain
  • Water at the floor-wall joint or coming through cracks
  • White, chalky deposits (efflorescence) on concrete walls
  • Musty smell in the basement through the wet season
  • Peeling paint or swollen baseboards at floor level
  • Puddles near the foundation that don’t drain away
  • Mould on the back of drywall or carpet in a finished basement or suite

Why Perimeter Drains Fail

Cause What happens
Tree roots Roots from cedars, maples and hedges grow into the pipe and block it
Silt and sediment Fine soil washes into the pipe over decades and fills it
Old clay or concrete tile Joints shift, crack and collapse with age
Crushed pipe Settlement, heavy equipment or renovations damage it
Blocked outlet or sump Water has nowhere to go even if the pipe is fine

Inspection, Flushing and Replacement

A drainage contractor can camera-inspect the drains through cleanouts to see what’s going on. Often, hydro-flushing clears silt and roots. If the pipe is collapsed or badly damaged, replacement involves excavating around the foundation, a bigger job, but one that is often combined with new waterproofing membrane on the foundation walls.

Dealing with the Water Damage

Fixing the drain stops future water, but what’s already in your basement needs to come out properly:

  1. Extraction of standing water
  2. Moisture mapping to find how far water has wicked into drywall, framing and flooring
  3. Removal of wet carpet, underlay, insulation and the lower part of drywall where needed
  4. Antimicrobial treatment, essential in Burnaby’s damp climate
  5. Structural drying with dehumidifiers and air movers, verified with meters
  6. Rebuild, ideally with moisture-tolerant materials at the bottom of walls

Is It Covered by Insurance?

Groundwater seepage from a failed perimeter drain is often treated as gradual damage or excluded groundwater, and may not be covered. The drain repair itself is usually maintenance. Check your policy and see our BC insurance guide.

Prevent Seepage

  • Have drains camera-inspected and flushed every few years, especially with big trees nearby.
  • Keep gutters clean and downspouts connected properly or extended away from the house.
  • Grade soil away from the foundation.
  • Don’t plant thirsty trees and hedges close to the foundation.
  • Watch the basement closely during the first big storms of the season. See heavy rain and atmospheric rivers.
